Buying a home in Nashville or anywhere in Middle Tennessee is a major decision—and attending your home inspection can be one of the most informative and empowering parts of the process.

At Hill’s Top Home Inspections, we encourage buyers to attend, ask questions, and walk away with a complete understanding of their future home. Here’s why it matters and what to expect.

👀 Should You Attend Your Home Inspection?

Yes—especially as a buyer. While your inspector will provide a full report, there’s nothing quite like seeing the issues in person, asking questions, and learning how the home functions.

Even if you can’t stay for the entire inspection, plan to arrive for the final 30–45 minutes for a detailed walkthrough of findings.

🕒 What Happens During the Inspection?

The full process usually takes 2.5 to 4 hours, depending on the home’s size and condition. During this time, we inspect over 400 items across the following areas:

Inside & Out:

  • Roof and gutters (drone-assisted)

  • Exterior siding, doors, and grading

  • Attic, insulation, ventilation

  • Electrical systems and panels

  • Plumbing, water pressure, and drainage

  • HVAC function and airflow

  • Crawlspace or basement (we crawl in—most don’t!)

👉 You’ll get photos, video, and summaries of each issue in a digital report within 24 hours.

🧠 Why Attend? 5 Key Benefits

1. See Issues Firsthand

Photos are helpful, but there’s value in watching your inspector explain:

  • What’s minor vs. major

  • What’s urgent vs. cosmetic

  • What needs monitoring vs. immediate repair

2. Ask Questions in Real Time

Learn how your home works—electrical panels, HVAC maintenance, water shutoffs, and more.

3. Gain Homeownership Confidence

You’ll feel far more prepared knowing the location and condition of:

  • Main shutoff valves

  • Crawlspace or attic access points

  • HVAC filters and breakers

4. Speed Up Negotiations

Being present means you can:

  • Discuss findings with your agent immediately

  • Plan next steps before the report even arrives

5. Meet Your Inspector

It’s your chance to work directly with someone who's committed to helping you make a smart decision—not just a sale.

🙋 What If You Can’t Attend?

No problem! We’ll:

  • Provide a full written report with photos and recommendations

  • Record video walkthroughs of crawlspaces, attics, and other inaccessible areas

  • Answer follow-up questions by phone, email, or text

🧾 What to Bring With You

  • Your agent (they usually attend)

  • A notepad or phone for notes

  • Questions about past disclosures or concerns

  • An open mind—no home is perfect!
