Q: Why do I need a home inspection if the house looks fine?

A: Many serious issues—like faulty wiring, roof damage, or structural problems—are invisible to the untrained eye. A certified inspection protects you from unexpected repair costs and gives you peace of mind before you buy.

Q: How long does the inspection take?

A: Most home inspections take between 2–3 hours depending on the size and condition of the home. We encourage you to be present at the end of the inspection so we can walk you through key findings in real time.

Q: When will I receive the report?

A: You’ll receive a detailed, easy-to-read digital report with photos within 24 hours of the inspection.

Q: What does the inspection include?

A: We check all major systems and components of the home including the roof, foundation, HVAC, electrical, plumbing, attic, crawlspace, appliances, moisture levels, and more. Add-ons like mold or radon testing are also available.

Q: Are you licensed and insured?

A: Yes. Hill’s Top Home Inspections is fully licensed in Tennessee, InterNACHI-certified, and carries general liability and errors & omissions insurance for your protection.

Q: Can I attend the inspection?

A: Absolutely. We encourage it. Walking through the inspection with us gives you a clearer understanding of the home and allows you to ask questions on the spot.

Q: What happens if issues are found?

A: We provide clear documentation of any concerns, along with photos and professional recommendations. You can use our report to negotiate repairs or pricing before closing.
